changing ownership using same email address

I am selling the business and the new owner wants to use the same email address when they set up their new Square account. If I change my current email address, will they be able to create a new account with my current email as their login?

You're correct! They'll be able to use the same email address on their new account as long as you change it to something else on your account first.
