Require both cusotmer emails and physical address

My product requires emailed videos and physical products.  How do I require customers to give both email and physical address?

As long as the items your customers are purchasing are of the "physical" item type then we will require an address be provided during checkout. An email address is always required for any order regardless of the type of items being ordered, though.

I have physical marked on my item, but at check out the customer isn't required to add their address.  I need this information.  How can I trigger this prompt at online checkout.
